Wouldn’t you like to get the most money for your home? Definitely!
When it comes to selling your home, having a strategy in mind for what the best price to list your property for is critical, but there’s more to it than that.
In Xavier De Buck’s article, 5 Smart Ways to Sell Your Home for More Money, he touches on some very important aspects that should be in your home selling strategy:
#1 Understand what buyers are looking for
This varies by city. In Lethbridge, buyers can range from single family homes to upsizing or downsizing, or potential income properties. On the north side, smaller homes are easy to find in older areas, with new developments attracting families looking to upsize. Closer to Lethbridge College, single family or income properties are in demand as people may want to rent a room or suite to students to pay part of the mortgage; the same is true for locations close to the University of Lethbridge.
While these examples are just that, examples, buyers could be seeking something different in each area. Knowing what features will attract the perfect buyer and take advantage of that, is what makes a good strategy.
#2 Intelligent renovation
Key things to think of here are the bones of your home, such as structure, plumbing and electrical, before you move onto cosmetic changes.
Keeping things open with lots of light and natural colours will help buyers feel comfortable and they can picture themselves living in the space easier.
While these renovations do require some initial investment, it can result in a much higher return.
#3 Beauty from road-to-door
Curb appeal is the same idea as a book cover, potential buyers are judging your home by the exterior. Having a nicely landscaped, healthy lawn and garden can go a long way in attracting people to enter your home. Whatever material is on the outside of your home should also be well cared for.
Spending money on the interior is a waste if no one makes it past the front door to see it.
#4 Pricing it right
Pricing can make or break you. Pricing too low could potentially cause a bidding war, but that’s not likely in the current Lethbridge market. Meanwhile, pricing too high can scare potential buyers off. When buyers are looking for a home in the MLS system, your home may not fall within their search results if it’s priced too high.
The extensive market research will help determine where your home should be priced. Your realtor and a home appraisal can help you make that decision.
#5 Effective online marketing
In today’s home buying world, most searches begin online. If your property isn’t listed online properly, potential buyers won’t even see it.
Having a realtor on your team with digital marketing experience and a team that will take pictures and video to best showcase your home is vital. Realtors also have access to list your home on the most searched websites and a network of people who can help you find the perfect buyer for your home.
As De Buck says, the entire process of selling your home can take time so patience is also paramount during this process.
